Stop foreclosure in Freeport by selling before the sale date

Almost nobody calls about foreclosure early, and there is no judgment in that. People carry it privately for months hoping something changes, and by the time they pick up the phone the options have narrowed.

Here is the part worth knowing today: if there is equity in the house, selling before the foreclosure completes usually leaves you with money. Letting the foreclosure run its course in Freeport usually does not.

Why timing decides how much a Freeport foreclosure costs you

The slow pace of foreclosure in New York is the trap. Nothing appears to happen for long stretches, so waiting feels safe, and all the while the foreclosure payoff is climbing.

Arrears, default interest, late fees and eventually the lender's legal costs all get added. Every one of those is paid out of your equity before you see a cent. A Freeport foreclosure that runs another six months is simply a more expensive foreclosure.

What we bring to a foreclosure, beyond the money

A foreclosure is not one problem, it is four or five arriving together, and the people it happens to are rarely in a state to project-manage them. That is the part we are genuinely useful for.

We know the sequence a Nassau County foreclosure follows, what a servicer will and will not agree to, when a short sale is worth attempting, and which attorney to call when it needs one. We have bought houses at nearly every stage of this and we are not put off by a case that has already been filed.

The Freeport market underneath this

The Freeport median has barely moved year over year as of 2026-05, at 0.76%. Flat is the hardest market to price a fixer into, because there is no upward drift to cover a mistake and no urgency pushing buyers to overlook a problem. At a $660,000 median, Freeport is a market where buyers expect to do some work. That helps a seller with a dated house and hurts one with a genuinely broken one, because the pool that will take on a project is not the same pool that will take on a gut. The median house goes under contract in about 47 days, which is not slow - but it describes houses that were already showable on day one.

What an agreement to purchase does to the timeline

People assume a scheduled foreclosure sale is the end of the conversation. Frequently it is not.

With a signed agreement in hand, your attorney has something concrete to bring to the lender, and adjournments do get granted on that basis. We cannot promise the outcome because it is not our decision. What we can do is be the buyer who signs quickly and does not fall through, which is the whole of what makes such a request credible in a Freeport case.

If you owe more than the Freeport house is worth

If the payoff exceeds what the house will fetch, no buyer can simply pay it off, and a short sale becomes the route. That means the lender agreeing to accept less than the full balance.

We have worked a great many of these across Nassau and Suffolk, so we know what a servicer wants in a hardship package, how long approval realistically takes, and where they stall. It is slower than an ordinary sale and it is the lender's decision rather than ours. We will tell you honestly whether yours looks like one worth starting, and if it is, we will work it with you.

What the two paths cost in Freeport

These are the two routes open to you with a house in foreclosure, priced against what Freeport houses actually sell for.

Work it against Freeport's own numbers. The median sale here is $660,000. A 5% commission on that is $33,000, and seller closing costs of about 2% add roughly $13,200. Those are costs we can cover on our side. That is $46,200 gone before anyone counts the repairs it took to get the house listable.

There are two waits in a listed sale and people usually only count the first. In Freeport the median house takes about 47 days to go from listed to a signed contract. Then it waits again, typically 45 to 60 days, while the buyer's lender orders an appraisal and underwrites the loan. Call it 92 to 107 days from sign to keys, assuming nothing goes wrong.

The part worth understanding is what a signed contract actually guarantees, which is less than most sellers assume. A retail buyer with a mortgage contingency can walk away right up to the end. If they do not qualify, if the appraisal comes in under the price, if they change their mind and let the financing lapse. A share of deals die exactly there, after months of waiting, and the house goes back on the market with time on it. We are not borrowing anything, so there is no lender to satisfy, no appraisal to come in low and no contingency to exercise.

Assumptions: 5% commission and about 2% seller closing costs on the listing side, and both move from deal to deal. Repairs and the cost of holding the house are not deducted, since they vary by property. A well-kept house with a good agent can come out ahead of a cash sale, and if that describes yours we will say it.

Keeping a Freeport foreclosure private

A listing means a sign on the lawn in Freeport and strangers walking through on weekends, at exactly the moment you would rather nobody knew about the foreclosure.

There is no sign, no listing and no open house with us. One visit, a written number, and a closing date you choose.

How selling a house in foreclosure in Freeport works

  1. 1

You tell us about the house

An address in 11520 and a rough idea of condition. Two minutes on the phone or the form. We do not need photographs, a clean house, or anything fixed first.

  2. 2

    One short visit

One of us comes by once, usually for less than half an hour. On a cape cod or ranch like most of Freeport, what we look at closely is the roof, the boiler and the wiring, not the finishes.

  3. 3

We put a figure in writing

You have a written number within 24 hours, a single figure rather than a "somewhere around". Feel free to check it with a Nassau County agent. When a house is ready to list as it is, listing can beat us, and we would rather you knew.

  4. 4

The date is up to you

Close quickly, or set a date months ahead to fit probate, a tenant or your own move. Either way there is no 92 to 107 days of a Freeport listing looking for a buyer and waiting on a mortgage approval.

What happens to your equity in a Freeport foreclosure

Owners often assume a foreclosure wipes out their equity automatically. It does not, but the foreclosure process does consume it steadily, and an auction is rarely the venue where a house achieves its best price.

A sale you control, before the foreclosure completes, is the version where the equity is most likely to reach you rather than fund the costs of getting there.

Common questions

Is it too late to stop a Freeport foreclosure once a sale date is set?

Not automatically, but the window is narrow once a foreclosure sale date exists and it depends on the specifics. Call as early as you can, and speak to an attorney at the same time.

Will I get any money out of a Freeport foreclosure sale?

Only if the house is worth more than the total foreclosure payoff. Get the written payoff figure from the servicer first - it is the number that decides this, and everything else is guesswork until you have it.

Does selling my Freeport house stop the foreclosure completely?

A sale that pays the mortgage off ends the foreclosure, yes. What it does to your credit record is a separate question and one worth asking an attorney or a credit counselor about.

Can you buy a Freeport house once the foreclosure case has been filed?

Yes. A filed foreclosure does not prevent a sale in Freeport, it simply adds a clock and some coordination between the attorneys. Tell us where the case stands and we will be straight with you about whether the timing works.
